Items of value recovered during the clearance are counted against the cost, which is why some clearances cost less than expected, and occasionally nothing at all. Do house clearance companies pay you for the contents?

It depends on the contents. If there are items of significant value in the property, we factor these into the quote. In some cases the value of recoverable items can reduce or eliminate the clearance charge. We explain how this works when we visit for your quote, and nothing is agreed without your approval.

Can you clear a house during probate?

Yes. We work with executors, solicitors, and families to clear properties during probate, at your pace, with all documentation provided. We can begin once you have the authority to act, or hold off until Grant of Probate is issued. We are experienced in this process and understand the sensitivities involved.

What happens to items after a house clearance?

We sort everything carefully. Items in good condition (furniture, clothing, books, household goods) go to our own resale and auction channels or to local charities and donation centres. Metals and recyclable materials go to licensed recycling facilities. Only items with no reuse or recycling value go to a registered waste facility. On average we save around two-thirds of everything we clear from landfill on every clearance.

Do I need to be present during the clearance?

No, though you are welcome to be. Many clients provide us with access and leave us to work; we will confirm when we are done. Others prefer to be present throughout, which is also fine. We work to whatever arrangement suits you.

How long does a house clearance take?

A small clearance of one or two rooms can be completed in a morning. A full house clearance typically takes one full day, sometimes two, depending on the property size, access, and how much needs careful sorting. We will give you a realistic estimate when we visit for your quote.

What can you not take during a house clearance?

We can take the vast majority of household contents. The main exceptions are certain hazardous materials including asbestos, refrigerants, and large quantities of chemicals or clinical waste, which require specialist disposal. If you are unsure about anything specific, ask us when we visit and we will advise.

Are you a licensed waste carrier?

Yes. Lanora House is registered with the Environment Agency as a licensed waste carrier (EA registration CBDU590448). This is a legal requirement for any company carrying out house clearances. You should always ask for proof of licence before using any clearance company.
