Probate House Clearance: Information for Solicitors

Lanora House provides probate property clearances across Cornwall and the South West. We work with solicitors and executors, provide written clearance confirmation, and handle contents at the estate's pace.

2/3

of everything we clear is saved from landfill

Most of what we take away is reused, donated, or recycled rather than sent to a skip. A real figure from our own jobs.

What we provide

  • Licensed waste disposal, EA registration CBDU590448
  • Written clearance confirmation for estate accounts
  • Clear written quote before work starts, no hidden costs
  • Flexible timescales to fit around probate proceedings
  • Sensitive handling of personal effects and documents
  • No requirement for executors or family to be present

How referrals work

  1. Contact us with the property address and a rough description of the contents. We can take instructions from the executor or liaise directly with family members as appropriate.
  2. We visit the property and give a clear written quote. We do not charge for the visit and there is no obligation to proceed.
  3. We carry out the clearance to an agreed timescale. Written confirmation of completion is provided for the estate file.

Items of value

Probate properties often contain furniture, antiques, jewellery, collectables, and household goods that have real value. We identify these during our visit and factor them into the quote. Value recovered goes back to the estate as a reduction in the clearance cost, and in some cases this reduces the charge substantially or eliminates it altogether.

If a formal valuation is required for probate inventory purposes, we can recommend reputable local valuers.

What happens to the contents

On average, we save around two-thirds of everything we clear from landfill per clearance. Items in good condition go to our own resale and auction channels or to local charities. Metals and recyclables go to licensed recycling facilities. Only items with no reuse value go to a registered waste facility. We can provide a written account of what happened to the contents if required.

Documentation

We provide written clearance confirmation in whatever format is needed for the estate file. If your firm has a standard form, send it to us and we will complete it. We are experienced in working alongside probate solicitors and understand what the administration process requires.

"

Matthew and his team were absolutely brilliant when we hired them to clear my elderly aunt's home after recently losing her husband. They were so supportive and considerate of the delicate situation throughout the whole process. I would 100% recommend them to anyone looking for this kind of service.
