Hayle is where we are based, and that shows up in the price more than people expect.
We cleared a two-bedroom property here recently and had it finished in half a day. The before and after photographs are on the job page and the difference is stark, but the speed had less to do with the size of the house than with two things: the layout, and how far we had to drive.
The main room was a through lounge running the full depth of the house, with the staircase open into it. That is a layout that looks generous until you have to carry a three piece suite out past the bottom step. The suite, a patterned sofa and two armchairs, was the bulk of the job, along with boxed belongings stacked along the walls and the contents of the alcove shelving beside the chimney breast.
Because we are local, we loaded straight to the van rather than staging everything in the garden first. That sounds like a small thing. On a half-day job it is most of the difference.
What we salvaged
Everything was sorted as we loaded, not tipped as one load at the end. Upholstery was checked for its fire label, because a sofa without one cannot be resold and has to go a different route. Wood was separated for recycling. Anything reusable was set aside for our resale channels rather than going over the weighbridge, and the value recovered came off the customer's bill.
Most of what came out of that house avoided landfill. That is not a slogan, it is the reason the price came in where it did. Disposal cost is the largest single variable in any clearance quote, and sorting properly is what keeps it down.
What we did not do
The built-in shelving and the radiators stayed exactly as they were. A clearance empties a property, it does not dismantle it. The carpet stayed down too. Lifting flooring is a separate job with a separate price, so we quote it on its own rather than adding it to a clearance without asking.
